Commercial Manager

Position Overview

• Commercial Manager is responsible for managing all commercial, contractual, and financial aspects of assigned projects to ensure profitability, compliance, and successful delivery. The role involves budget control, cost planning, contract administration, risk management, and coordination with internal and external stakeholders throughout the project lifecycle.

Core Responsibilities:

• Manage all commercial and contractual aspects of projects, including subcontracts, purchase orders, payment certificates, variations, claims, and final accounts.
• Lead the preparation, negotiation, and administration of contracts, Change Orders, Variation Orders, and commercial claims.
• Ensure compliance with contractual terms and effectively resolve commercial and contractual issues with clients, consultants, subcontractors, and internal stakeholders.
• Develop and manage project budgets, Cost Breakdown Structures (CBS), cost plans, and cash flow forecasts.
• Monitor project costs, financial performance, and project margins, and implement cost-saving measures where appropriate.
• Prepare monthly client payment certificates and support the collection of outstanding receivables.
• Lead commercial aspects of tendering and subcontractor selection, including BOQ analysis, scope alignment, RFPs, and commercial evaluations.
• Coordinate with Procurement to ensure efficient, compliant, and cost-effective purchasing and subcontracting.
• Monitor subcontractor performance, progress, payment applications, and compliance with contractual obligations.
• Review project drawings, specifications, and relevant quality documents to ensure scope clarity and commercial alignment.
• Identify, assess, and manage commercial risks and opportunities throughout the project lifecycle.
• Coordinate with Construction, Planning, Engineering, Design, Procurement, Finance, Logistics, and other departments to address project issues and support timely decision-making.
• Prepare and maintain commercial reports, financial forecasts, and management updates.
• Lead, supervise, and develop the commercial team, ensuring effective performance, knowledge sharing, and adherence to best practices.

Requirements:

• Bachelor’s or higher degree in Business Administration, Commercial, Architecture, Engineering, or related fields.
• Minimum 10 years of proven experience in Contracts, Cost Control, and Commercial Operations, with at least 3 years in managerial role (construction or fit-out projects is an advantage).
• Excellent leadership, decision-making, and stakeholder management skills.
• Strong attention to detail and accuracy, with excellent problem-solving and analytical skills.
• Excellent organizational and time-management skills.
• Skills to plan, delegate, and evaluate progress toward project goals.
• Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook) and ability to read drawings and layouts is required with basic knowledge of AutoCAD functions.
• Fluency in Azerbaijani and good command of English is required.
